MMC is a process where complete units or primary elements are built off site and delivered to a distant location for inclusion, connection or as fully finished product. Pre-building methods have been around since the Victorian era (after 1837) . Prefabricated homes were built in Britain and shipped around the world and American manufacturers sold and transported them by rail across the US and Canada. Australian homeowners used them to provide much needed housing stock after the large migration following the discovery of gold in 1851. So, as a concept MMC has been valued for many years and is growing in popularity and is now a mainstream option.
From the beginning and as today they are factory produced with off-site mass production methods and a speedy alternative at a time of skill and material shortage. They still have the further advantage of building well to a set plan within a factory environment and so quality control procedures can be better implemented.
Construction delivery times are reduced as the off-site process can be underway while other works such as site clearing and foundation works proceed. When delivered the unit is ready for installation and will have been inspected, verified and certified as being fit to meet minimum regulations or constructed to higher standards than can cost effectively be achieved by traditional methods.
MMC is a ‘Green’ solution as prefabrication minimises waste. Construction sites are recognised as generally having material waste rates of approximately 12%. This means that 12% more materials are purchased and taken away as not needed, cut off pieces or unused.
This lost money is never recovered and is in fact an underestimate as you will pay to have the material taken away.
